What survey is right for you?
Whether you are requiring a survey on a pre-war, interwar or post-war property, the choice of survey level is crucial. Discussing your personal needs, the property and deciding on the most suitable level of survey is an important part of the customer service we provide. The initial contact and discussions at booking will provide you with a sound reasoning as to the level of survey that will be suited best for your needs.
Level 2 Home Survey report
The Home Survey Report is suitable for most post war (1950’s onwards) properties and can be considered for some interwar 1930’s housing. The Home Survey Report is a level two survey which is a full and thorough non-invasive inspection of all external and internal elements to the property, all permanent outbuildings and additional structures, accompanied grounds and services. Additional information will be provided on conveyancing issues, health and safety related issues and environmental issues. Additional information is provided on the energy performance of the property. All defects noted will be reported and basic advice provided.
Level 3 Building Survey
A building survey is suitable for most properties but mainly used for older, pre war (Pre 1914) properties, period properties and properties of special interest i.e. Listed buildings where defects may be more abundant. The level three building survey is a full and thorough comprehensive non-invasive inspection of all external and internal elements to the property, all permanent outbuildings and additional structures, accompanied grounds and services. Additional information will be provided on conveyancing issues, health and safety related issues and environmental issues. Additional information is provided on the energy performance of the property. All sections will be provided with a high level of detail of the description, condition with more emphasis on the repair processes and ongoing maintenance required.
New Build Snagging survey
A Survey designed to focus on the quality of build and the general finish of the property. A snag is defined as a a minor imperfection or malfunction in the Complete New Home that does not meet recognised industry standards, finishings and tolerances. Snags are typically something which is damaged, broken, not fitted properly or looks unfinished and can be categorised as: (a) Omitted or incomplete work (b) Faulty or defective work.
Snags are usually identified when works have been completed during an inspection prior to completion. They may also be identified post Completion. This report will offer you a detailed visual inspection of all external grounds, roadways, external and internal elements and finishes to a building to which some areas may fail to meet the New Home Warranty provider’s specified technical standard, and is a must prior to completion on a new build property.
Single defect report
A survey designed to focus on an individual defect or element of a building providing you with a detailed report into the nature of the defect, inspection and conclusion offering advise and recommendations as to further actions required.
Drone Survey
A drone survey can be offered as an aerial survey to inspect areas and defects closely where inspection from ground level is difficult or not possible. This is common for flat roof inspections of lager premises, chimney stacks, and areas that cannot be physically accessed. Drone imaging can be offered as an addition to a Building Survey or Home Survey Report.
